I IT’S every angler’s dream to own a lake stocked with an abundance of fish.

Well, now they can – Top Lodge Lake, in Chorley, a three-acre stretch of ‘top-notch’ water, is on sale for £40,000. The angling club that owns it has put it up for sale.

This is the third fishing lake to be put up for sale in East Lancashire.

Pendle View Fisheries in the Ribble Valley was put on the market last month for just under £800,000. It includes three lakes, a house, two holiday lets, a cage, workshop and hatchery. The mixed trout and coarse fishery, which borders the A59 near Barrow, had a turnover of over £123,000 last year.

Top Lock Pools, in Wheelton, near Chorley is also for sale for £95,000 and includes a site measuring 4.3 acres, with newly excavated lakes.

Top Lodge Lake, part of the former Thomas Witter textile mill, is stocked with mixed coarse fish and reaches 11ft deep in places. The site covers 3.8 acres in all, with a small area on the eastern boundary of a nearby business park which can be used for car parking.

Fenn Wright is selling the site. Partner Martin Freeman, said: “This is a picturesque stretch of water in an accessible location. But there are no facilities on site, and, as far as we know, no services connected, so it would best serve either as a private fishery or possibly a membership water.”

A recent report by the Angling Research group reported the hobby has more than four million participants in the UK and is worth in the region of £3bn to the economy.
